Hello everybody. Are you planning to sell your home in the Spring, in the near future, or maybe later on this year? Before you do, here are three things that you must do before listing your home for sale. I'm Monica Dunlap, your local real estate agent.

Okay, so must do number one is declutter, depersonalize, and clean your home. So first thing you need to do is eliminate all clutter in your home. If you're having a hard time doing this just think about it, you're going to have to start packing up, this is a great time to get that going and moving.

Number two you want to depersonalize. So what I mean by depersonalize, again, selling can be very emotional but you have to take that out of it because the home that you are selling is no longer going to be your home. So personal photos, things like that need to come down, and that's something that we can help with as well with staging and we'll talk about that later as well. Another thing, and probably the hardest thing, is a real good deep cleaning. And this is probably the most stressful and time consuming. We're talking about washing windows inside and out, pressure washing the exterior. There's nothing worse if you’re to go to list your home and you have vinyl siding and you've got mold or mildew growing on the outside of the home, that’s stuff that just needs to be taken care of. Polishing faucets, things like that, scrubbing baseboards, doors. Just the littlest details, you want to make sure your home shines. And that's something we can also help with, we do have a cleaning service, but I'll get into that later. So must do number two is take care of minor repairs. The last thing you want is when a buyer comes in your home, and maybe a door handle isn't working right, or a faucet is leaking, if there's a couple things like those small items it may lead the buyer to think there's deferred maintenance that hadn't been done in your home, and if I'm seeing these little things what else could be wrong? So make sure you take care of, you know, patch any holes in the wall, if you have bright red walls you may want to look at doing a little neutral. And again that's a service that we can offer too and give you some advice as well to help with that.

And number three, of course, is find a great real estate Agent to help you. Resist the urge to sell the home yourself. Just so you know, statistics from the 2018 NAR is that an average For Sale By Owner owner home sold for $208,000 while the average agent-assisted home sold for $235,000. So that's 11% higher when sold with an agent. When you're talking about the extra 3% commission compared to 11% extra in sales, a lot of times for sale by owners, you're actually losing out. So a great agent will be able to help you when it comes to giving you the guidance of these small things, but also what you can do and what we can help you do to get you the most for your home and sell quickly so you can get that stress done with selling and focus on buying a great home that you want to move to.
